Let us start by telling us about your business.

We are a vertically integrated real estate development company that seeks out investment and development opportunities in the multifamily, commercial, self-storage and credit spaces across the Mid Atlantic region.

We look to add and create value through our knowledge of development, construction, credit and asset management. We see opportunities where others don’t. We leverage our investments with brownfield, enterprise, historic, low income and other applicable tax and local financing to help control costs and maximize returns.

We have developed over $300 million in real estate assets since the company’s inception in 2010.

Q: Please tell us how you make sure your customers will become raving fans of your company?

I help to structure deals from inception to settlement date that keeps all of the limited partners informed, updated, and knowledgeable about the project. When a project settles, and they get their juicy return on investment it’s hard not to become a raving fan of storage units and the deals I help put together.

Q: Please tell us the one thing that separates your business from the competition.

We specialize in a specific region of the country and focus on a very small number of projects at any given time versus going for coverage all over the country we focus on deals specifically in the mid-atlantic.

Q: And to finish this section, please tell us what the one major key to your company’s success is?

Attention to detail, favorable structure, proven track record, honesty, transparency, and the fact that we deliver great returns for our clients with a tangible asset that they see the construction project from the ground up.

Q: For our readers just starting to build a company, what advice can you give entrepreneurs just starting out with a new venture?

Work hard and take your time. Do the right thing by your partners and investors. We’ve been transparent with our investors and team members. That transparency and honesty is why others are figuratively beating down our doors to try and work with us. When you have a great product that delivers strong returns and you are transparent with those who you work with is a great recipe for success.

Q: For entrepreneurs seeking to build a business as successful as yours, what big piece of advice can you give them when times get a little challenging?

Don’t get too distracted with the non-sense and noise. There are always going to be noise and distractions. People who try to be negative and tell you why they don’t want to get into real estate or storage units. Some have said they are getting 10x returns in the stock market but we find that a lot of those people realize that a balanced portfolio and riding too heavily in one asset can be dangerous especially those who are down over 60% in their stock portfolios this past year versus solid 20+% returns on real estate.

Q: In today’s fast changing business environment, how do you stay abreast of things?

Having a great team of lawyers, researchers, and builders who are boots on the ground following new permit updates, soil tests, and everything else that we provide in true transparency to our limited partners as well to see and read about in the data room.

Q: What is your “Why”? In one sentence, why do you get up in the morning?

This is what excites me.

Q: In one sentence, what is the most important thing one has to do to be a great leader?

In life, one of the primary sources of advantage is choosing which game to play and what journeys to take. Following a journey and letting your team join you on that path is the game employees love to play!

Q: In one sentence, describe how important your customers are to your business?

Customers are called partners because that’s what it is a partnership at the end of the day. Think of all people you work with like that and you can have a successful mindset.

Q: In one sentence, describe a positive way that technology can make the world a better place?

Helps to review and find potential deals and opportunities to invest in for storage unit deals. Before my time you would have to drive around town and count cars driving by and use a 10 year census data. Today technology has greatly improved the research capabilities.

Q: In one sentence, tell us how something positive to motivate our readers?

“How we spend our days is, of course, how we spend our lives. What we do with this hour, and that one, is what we are doing. A schedule defends from chaos and whim. It is a net for catching days.”

Q: In one sentence, tell us how you start your day to get ready?

I am up early and ready to grind. A good workout to clear my mind and generate a schedule for things to do for that given day.

Q: In one sentence, describe how you handle rejection and setback?

Rejection and setback are only temporary. Its always important to remember that.

Q: In one sentence, describe what your hiring philosophy is?

Hire A+ players. Stephen Schwarzmen founder of Blackstone had that as his philosophy and it’s a recipe for success as he’s one of the most successful real estate people in the world it’s a great model to follow.

Q: In one sentence, describe how you keep your sanity in a competitive business environment?

Always stay busy. There is no shortage of deals to review, investors to speak to, and ways to generate great returns and to continue building off of that. Staying in a structured environment can be tough for many but that’s what is one of our greatest advantages.
